Six Handyman Specials, Priced for the Work They Need

9348 Lake Christina Lane, Port Richey FL, lakefront pool home needing structural renovation

Some properties need a buyer with vision more than a buyer looking for move-in ready. These six are like that. Every one of them needs work. Every one of them is priced like it.

Here’s what I have right now, with the problems stated up front.

13320 Carol Drive, Hudson — $169,000

13320 Carol Drive, Hudson FL, Gulf access canal-front block home sold as-is after flooding

Gulf access with no bridges, on a wide saltwater canal. 2-bedroom, 1-bath block home, 988 sq ft, built in 1963. The house flooded and is being sold as-is. The water and the location are the value. The house is the project.

13324 Carol Drive, Hudson — $219,000

13324 Carol Drive, Hudson FL, Gulf access block home with attached garage, flood damaged, sold as-is

Right next door, same seller, same canal. 2-bedroom, 1-bath block home with an attached garage and a screened rear porch, 813 sq ft. Flooded, and the drywall has already been cut. Buy one, or ask me about a better price on both. Two side-by-side Gulf access lots don’t come up often.

9348 Lake Christina Lane, Port Richey — $100,000

9348 Lake Christina Lane, Port Richey FL, lakefront pool home needing structural renovation

The house needs help. The location doesn’t. 3-bedroom, 2-bath block pool home, 1,272 sq ft, on a 0.28-acre lakefront lot in Embassy Hills. This is not a cosmetic fixer-upper. There is significant visible cracking and apparent settlement, and you will want your own inspection and a structural evaluation before you commit. What you get for taking that on: a private in-ground pool that is clear and blue today, lake views, and a bigger lot than most of the neighborhood. Sold as-is, cash or renovation financing, and all offers must include the seller’s investor property disclosure.

16806 Harley Street, Hudson — $68,000

16806 Harley Street, Hudson FL, double-wide manufactured home in Lake Marinette 55+ community

Double-wide in Lake Marinette, a 55-and-older community. 2 bedrooms, 2 baths, split floor plan, bonus room, 1,320 sq ft. You own the land, so there’s no lot rent, and the HOA is $90. Pool, clubhouse, and storage for RVs and boats. It needs updating and repairs. That’s why it’s $68,000.

12122 Seiffert Road, Hudson — $150,000

12122 Seiffert Road, Hudson FL, 3.99 acres zoned AR with four mobile homes

Almost 4 acres (3.99), zoned AR, with four addresses and four mobile homes built between 1972 and 1996. Be realistic: they may all be tear-downs. But county records show four separate property cards, which can matter for impact fee credits if you rebuild. Tenant-occupied, so please drive by only and don’t disturb the tenants.

8944 Marigold Drive, New Port Richey — $210,000

8944 Marigold Drive, New Port Richey FL, 6.87 acres with block home backing to Starkey Wilderness Park

6.87 acres in Moon Lake Estates, backing up to J.B. Starkey Wilderness Park. Here’s the honest math: about 6.5 of those acres are wooded wetlands. Roughly half an acre around the home is dry and usable, and there’s an additional buildable frontage lot. The 3-bedroom, 2-bath block home is very rough, but the price includes a new roof and new A/C installed before closing. Cash only; it is not being offered for financing. Horses allowed, no rear neighbors. The seller is a licensed real estate agent.

Run the Numbers Before You Make an Offer

Before you make an offer on any of these, let’s look at the complete picture: repair costs, insurance, flood zone, and what the finished property is realistically worth. A low price is not the same thing as a good deal. The numbers decide that. If you’ve never made an offer on a distressed property, read How to Make an Offer on a House in Florida first.

One more thing about the numbers. Are you using DSCR loans to finance your rehabs? Consider Fannie Mae HomeStyle as an alternative. It rolls the purchase and the renovation into one loan, often with a whole lot less money out of pocket. Whether it fits depends on the property and how you plan to use it, and that’s a conversation I can have with you directly.
