There are quite a few cheap vacant land properties in central florida.
The cheapest properties are on non paved roads in flood zones. Many of these are not buildable. In fact there are over 3000 properties below $20k, most of them are substandard.
Many of these properties are virtually worthless in terms of utility.
A buyer that is looking to buy a lot of land, without concern for usage, could buy a lot of acreage. There are over 100 properties 1 acre or more for under $10,000.
For me, vacant land and all properties need to have 2 criteria (unless we are talking waterfront, which is a whole other topic).
Paved Roads and non flood zones.
For a buyer, looking to use the land to put a home on, of course it depends on the size of the property, the area, and the price.
1 acre properties are in high demand. In many counties, agriculture zoning of 1 acre or more allows animals, horse properties are a big deal and command a premium.
There are around 400 properties 1 acre or more for $100k or less. (paved and non flood zones).
For years we saw good 1 acre properties available for $50k and less. Around 3 years ago, the desirable 1 acres properties began to sell for around $75k. Today I am seeing desirable 1 acres properties selling for over $100k.
