There are at least 6 things you can do to get a larger price for your home.
The number one proven way is to stage the home. Pay the $4k or so plus the $250-$450 a month to have the home professionally staged with furniture, art, plants, pillows, and more.
Two, in no particular order. Have the home appraised and give the appraisal to the Realtor to use as a selling tool.
Three, have the home inspected. Make all the repairs, and then have the home reinspected. Upload the inspection report to the listing and let all the Realtors in the world use the inspection to induce action on the home.
FOUR. Allow FHA purchasers to buy the home. FHA buyers will pay the full appraised value for the home. FHA buyers are the least attractive buyers to sellers. They have the worst credit, they have minimal down payment resources, the home must pass more stringent inspections. Many sellers do not offer their homes to FHA buyers…and interestingly many Realtors do not want to work with FHA buyers.
Five. Curb appeal. Mow, trim, edge, paint. Make the home very attractive. Then use professional pictures.
Six. THIS is a really good one. This is a way to get more for your home, with little or no negotiation. This is a technique that many, many Realtors will not even consider. I have sold 2 homes in the last 12 months at full price by utilizing this technique.
